According to a recent study conducted by Nklusive, Kolkata’s luxury residential market—comprising properties priced between ₹5 crore and ₹10 crore—witnessed significant growth in calendar year 2024 (CY24). The segment recorded a 33% year-on-year increase in new supply and an impressive 52% surge in sales, indicating rising demand for high-end housing in the city. South Kolkata emerged as the dominant contributor, accounting for 78% of the total supply within this luxury bracket. This trend underscores the region’s continued appeal among affluent homebuyers seeking premium living spaces. Furthermore, the average price across the luxury segment saw a 6% year-on-year increase, reflecting both the growing appetite for upscale residences and the overall buoyancy of the market. East Kolkata Overtakes South in Real Estate Prices for the Second Consecutive Year

Kolkata: South Kolkata’s dominance in property prices has been overtaken by East Kolkata for the second consecutive year, particularly in the below-Rs 2 crore segment. According to a recent report from NK Realtors, the largest real estate consultancy in the city, properties in the Park Circus-Tangra-Topsia-Beliaghata area have surpassed those in traditionally coveted south Kolkata neighborhoods such as Tollygunge, Bhownipore, Kasba, Santoshpur, Garia, and Patuli. While average property prices in South Kolkata rose by 17%, from Rs 9,864 per sq ft to Rs 11,553 per sq ft, East Kolkata saw a significant 25% increase, with prices climbing from Rs 10,573 per sq ft to Rs 13,174 per sq ft. “The Tangra-Topsia belt is becoming as influential as Mumbai’s Worli or Lower Parel,” noted Manav Agarwal, Chief Data and Marketing Officer at NK Realtors. In the premium property segment, Tangra is becoming a serious competitor to south Kolkata, with two properties near Science City on the EM Bypass even surpassing prices in elite areas like Ballygunge and Jodhpur Park. Overall, the average residential real estate price in Kolkata rose by 12%, from Rs 5,923 per sq ft to Rs 6,655 per sq ft. The market saw a 7% increase in sales in 2024 compared to the previous year, but new supply decreased by 16%, leading to a drop in the inventory turnover time from 21 months in 2023 to 15 months in 2024. The most commonly sold units were 3BHK apartments, followed by 2BHK units, with demand for the latter continuing to rise. In terms of sales volume, the extended eastern region of Kolkata, including Rajarhat, Chinarpark, New Town, and Mahishbathan, led with 3,716 units sold. This was followed by the south-western areas of the city, like Taratala, Behala, Thakurpukur, Joka, Maheshtala, and Amtala, which saw 1,629 units sold. Conversely, East Kolkata itself recorded the fewest sales at just 496 units.
Kolkata Metro’s Green Line: Enhancing Connectivity with India’s First Underwater Metro Tunnel

Fares The fare structure for the Green Line is designed to be affordable, with prices ranging between ₹5 and ₹30, depending on the distance traveled. Recent Developments As of March 2025, significant progress has been made on the Green Line’s expansion. The section between Esplanade and Howrah Maidan was inaugurated on March 6, 2024, by Prime Minister Narendra Modi, marking a milestone in the project’s development. Trial runs for the remaining segment between Sealdah and Esplanade commenced on January 21, 2025, with full commercial operations anticipated to begin later this year. Temporary service suspensions have occurred to facilitate essential trials and construction activities. For instance, operations were halted from February 20 to 23, 2025, to conduct crucial trials on the Sealdah-Esplanade connection. Additionally, services were suspended on March 8 and 9, 2025, to expedite ongoing work, with adjustments made to the last service timings on preceding days. Future Prospects Upon completion of the Sealdah-Esplanade section, the Green Line will offer seamless connectivity across Kolkata, significantly reducing travel times between key transit points.
